By the time you talk to a builder you may have spent months on the plans. Construction is where every one of those decisions has to become one finished house, in the right order, on a real site.

A new build has fewer hidden conditions than an old house, but it asks for the same judgement. Levels, services, the sequence of trades and the details where materials meet all get decided on site.

Bushfire ratings shape a new home in the Mountains more than anything else on the drawings. Windows, cladding, subfloor, gutters and decks all change with the rating, and the cost changes with them. That is understood at the start. Stormwater on a sloping block has to be managed so it never lands on the neighbour below, and council will want to see how. Winter sun, summer shade and insulation are decided before the frame goes up, because they cannot be added after.
