Older houses rarely tell the whole story at the start

The plans matter. They give the job direction and settle the big decisions before anyone picks up a tool. What they cannot do is make a sixty year old house predictable.

A wall that looks straight often is not. A floor has dropped where a bearer has moved. Someone renovated in the eighties and hid it well. All of that arrives once the lining comes off.

The value of a builder is in how those moments are handled. Explained plainly, priced fairly and fixed properly, rather than papered over.

Moving or removing walls to open up living areas and let light through. Load bearing walls come out with engineered beams carrying the roof, and we check what the frame is doing before we cut it.

Cottages across the Mountains where the character is the point. Parts of the Blue Mountains sit in heritage and period housing areas, and council expects street-facing changes to respect the original scale and materials. We work within that.

Kitchens and bathrooms, as part of the whole

We still build kitchens and bathrooms, and we do them best as part of a bigger job where the plumbing, structure and layout are being sorted at the same time.

Mountain winters find every gap in an old house. When a wall is open it gets insulated before it gets closed, because you will not get a cheaper chance. Houses built before 1987 are assumed to contain asbestos in the fibro, eaves and wet areas, and it is tested before anyone cuts it. Rock, slope and water all shape what an old house will let you do, and we have worked with all three across the Lower Mountains and Penrith.
